If they did, they would have laws that reflect that. The current visa system doesn’t make a Thai / farang family feel secure. The regulations make that clear. One example. Marriage or retirement visa. Every year, (whether it’s 5 or 20 years) you get treated the same as if it’s the first time your applying for the visa. Why not show some consideration. Example a family who’s been here 5 years, can come in every second year to reapply. A family who’s been here 10 years can come in every 3 years to reapply etc. And every 90 days for the rest of your stay in Thailand for either visa you have to report your address to the Immigration department. Big problems if you don’t take care of this. How can one feel settled having to take care of this chore several times every year? And new garbage like this: "The Immigration Bureau has defended its move to ask foreign visitors and expatriates to fill out an elaborate form, including personal and banking details, as they seek visas and meet reporting requirements. The form titled Record of Foreigner \\///// entered circulation earlier this month. It asks for people's name, age and passport details. But it adds new sections to pre-existing forms, such as listing..."all social media used by foreigner" and the names of places the applicant frequents, specifying clubs, restaurants, shops, hospitals and other places. " "A 33-year-old Canadian national, who has been working in Thailand for nearly 10 years, but asked not to be named, said he felt uncomfortable providing his private \\///// to Thai authorities. " "I have no faith in any government's ability to protect my private \\/////," he said. I don’t recommend foreigners come here to settle down with their family's or start a family here, until there are major changes to the visa system. If by chance you do have a family [b:2bfoc2d3]don't[/b:2bfoc2d3] consider the "marriage visa" for heavens sake. Too much drama and humiliating. Go for a retirement visa if your of age 50. Don't know what to suggest if your under 50![/quote:2bfoc2d3] You can/ mst have arecent letter from your embassy ( valid for 3 months) to prove your income, and submit the letter when applying for a new extension of stay without having to leave Thailand, the minimum required amount is 65 000baht a month and the difference to the amount of 800 000Baht for a retirement visa can be the money in your ( Thai) bank savings account, must be in the account for 3 months prior to the visa (extension of stay) and 400 000 baht for a married visa, same needs, a letter from the embassy ( with all proofs, pension, rental income etz. ) and the difference if not getting 65 000 baht per month in a savings account in a Thai bank. Marriage visa requirement is fussy, a lot of forms and to be sendt at least 1 month before visa expiration per EMS to the Immigration in order they can submit the application to Bangkok for approval, if you live in a province.

We have called the police (station) and 191 when the noises become too loud late in the night (or early in the morning). This pub opens from 6 PM to 5 AM even though the law says that it must close by 1 AM. Just recently one of the police officers gave our telephone numbers (that appeared on the monitor screen as messages from 191 callers) to the pub owner. The guy called and harassed us around midnight. We called the police station and reported the incident, and the calls stopped, hopefully. Lesson no. 1 - Beware of those strange numbers calling you late in the night. Lesson no. 2 - You may trust the police with your house but not your telephone numbers.[/quote:24o290dd] happened to me too but the owner is local girl with connections ( customer ) from the city council here in this small town, Over a periode of 2 years the noise had become unbearable and after several warnings from my sid e it did not stop. I blew the top one day and went across the street and told her and her boyfriend STOP that noise at night or else, she replied, Go home where you come from this is Thailand. In rage I destroyed some of her flowers in pots after she called her boyfriend and guests who started to beat me up. I am 72 years old invalid have cancer diabetis, Hypertension and cannot walk properly. Now, thai laws are made for thais not for frangs /foreigners, I had to appear in court, was fined 180 000 baht plus lawer cost plus court cost plus translator. The barownwr got away scot free until the noise continued and I inn not mis-understandable terms go ahead with that noise until something bad happen to you, now I guess the mayor /Puyaibaam and other city chiefs got the message and things quieten down. It is too much noise and the drunks are then driving home in their cars at 2 am. Other than all that I assume the place, Restaurant cum Karaoke, bar has no license for all that and the venue is used for political meetings as sometimes up to 50 cars parking in that road for hours and blocking the traffic.

Why not have more offices for 90 days reporting

    • kraxlhuber commented :
Hi all, please notice that a postal service for submiting your 90 day report is a vailable, send 1 week ahead of expiration date wit a stamp on the return mail envelope +++ ( search Immigration 90 days report requirements) and also now you can submit the 90 days report via internet.... AAh, next U need afree transport to the immigration office??/ I really wanna know why the Thai Immigration department doesn't have more office where foreigners can report for their 90 days which presently is only located in Chaeng wattana (except for the obvious reason that they can make 2000 baht every time it's late). I really think they should have offices in every district so that it's easier for foreigners to come and report their address every 90 days and have no excuses for not getting it done, after all it’s considered very important by the Thai Immigration that we do so right? So, why not make it easier? Also, a new rule recently stated, you are suppose to get your 90 days done from the same immigration office you have obtained your visa from! Comeon, does the immigration department really want to push foreigners so far that we stop getting the 90 days done and face the consequences? [/quote:nw4ritiy] in doubt contact your travel agent he will do the 90 ays report for fee, and DONT forget the expiration date of the visa you have in your passport PLS

Land purchase through Thai spouse forbidden: Land Dept

    • kraxlhuber commented :
-- Land purchase through Thai spouse forbidden: Land Dept The director general of the Land Department has reiterated that foreigners using Thai nominees to buy land anywhere in the country will have their land title deeds revoked if caught – even if the nominee in question is a lawfully wedded spouse. Land Department Director Anuwat Meteewiboonwut made the comments during a recent stop in Phuket as part of a nationwide inspection tour of 30 provinces. The tour is aimed at improving public services by land officials in three areas: dress, conduct when dealing with the public and working harder to eliminate a backlog of work. Many members of the public have complained that it takes up to a year to complete a transaction that should only take one day, he said. Mr Anuwat, a former governor of both Phang Nga and Samut Prakan provinces, said he was satisfied on the first two points, but rated the general level of success among land officials nationwide at speeding up their work rate at “only 30%”. The next round of inspection tours will come in July, after which time personnel changes will be considered if service does not improve, he said. “We have to keep pressure on them, otherwise the work will not get done,” he said. As for foreigners seeking to buy homes in Phuket, they can do so through the Condominium Act, which allows foreign ownership of up to 49% of any project, he said. Foreigners cannot use a Thai spouse as a nominee to buy property in Thailand, however. “If the Thai spouse has enough money to buy the house that is fine, but if the Thai has no money and uses money given to him or her by a foreigner to acquire property, that is against the law. If we check and find out later that a Thai person has been using money from a foreigner to buy land anywhere in Thailand, we will revoke title deeds,” he said. Mr Anuwat said the provisions of [Ministry of Interior] ministerial order 43 makes it difficult to issue land documents quickly, as it requires action from a number of different agencies. Desire for land on the island has also led to encroachment problems here, he said. As a key market for property companies, Phuket is a constant source of problems and complaints to the director general’s office, he admitted. “We will try to resolve these problems and develop our personnel continuously in order to provide high quality services. Fortunately the governor of Phuket used to work in the Land Department, so he understands the procedures and can help co-ordinate all the agencies involved,” he said. Mr Anuwat was speaking of Phuket Governor Wichai Phraisa-ngop, who served as Land Office director in Nakhon Pathom in 1997 and as deputy director of the Land Department nationwide in 2003. -- Phuket Gazette 2009-05-27 If this is true it looks like me and my wife will be taking all our money away from Thailand and going back to a less prejudiced society.[/quote:22iqxp5j] What if I give my kids who are half Thai and half European soma land and house in their name, I know they must be at least 21 years old and have THAI CITIZENSHIP only! Hippocrates the lot. I build a wooden Thai House on land belonging to my wife (Thai ) she bought it before we got married. The Land Department in ane case must proof that (in othercases = the Nominee is the the wife) and what if her parents buy land and give it to her, as a dowrey?/
