Jason McDonald commented :
I live now exactly 2 years in Thailand with my Thai spouse and see the following things in this 'Land of Smile' to foreigners. I see it sometimes more as discrimination of foreigners in this country. 1. VISA-paper work to overreacting and very unfriendly; 2. Very tough to open a initial savingsaccount without a sudden visa; 3. Some banks do not give interest on a savingsaccount for foreigners; 4. Can not buy a house incl. land; 5. Can not have on a normal easy way a house-registration; 6. Can not buy a car/motorbike without a normal house-registration or Certificate of Residence; 7. Block ur savingsaccount when a sum of equivelent 10.000 EUR is getting on ur account from abroad; When u see te aboved point (and for sure I missed some) I think this Land of Smile is really a kind of paranoid. There is only one thing u may do in this country and makes them really having a smile: ACCEPTING UR FOREIGN MONEY!! No restrictions at all. huh? how can?
OK yes Thailand does discriminate against foreigners especially farang. It's not going to change so you have to do things smarter to have a good life in Thailand. Someone once told me that "everything three times in Thailand". Well this turned out to be correct except for banks where it is sometimes 10 times. After 4 times I got a bank account with atm card / debit card VISA. I buy airfare tickets with this VISA card worldwide as the price of tickets is pretty much half price compared to buying the same ticket in Australlia. So there is an advantage! Oh and I do get interest on the account much to my surprise. I have a three year visa into Thailand and all of SE asia includig China which gives me 90 day stays at a time. My Thai wife has multiple reentry visa for 90 day stays into Australia so we can pretty well move between OZ and THAI easily. But that visa took about 6 goes to get. Internet banking is a bit more difficult whilst I have bualuang iPay, Bualuang internet is more difficult. So far I have tried 4 times without success. But I will get it as I don't give up and it becomes a game for me. Just keep on trying eventually the lady behind the desk can not think of anything else for you to bring in and you get it. Play the Thai game like the Thais and you will get anything you want. Just takes time and imagination. Why do you want to buy land? Get your thai wife to buy the land you take out a 30 year lease and then you build the house. You own the lease and the house. After 30 years if you're still around dismantle the house and move it to another vacant lease that you have acquired. No hassle really. Just don't kick the farmers off their rice paddy leases if you happen to "own" farmng land. If they won't let you buy a car get your wife to buy it. Most likely she will get a better price then you anyway. You will be able to use it anytime you like. I'm always borrowing the wife's family's motor bikes etc. Nobody really seems to care really. I have never transferred that amount in one go so I don't know if they block it. But I had my VISA card frozen the other day becasue of a password problem and after three phone calls to Bangkok Bank from Australia the problem was solved. So my advise don't get frustrated (some may say that I'm being very hypocritical when I say that because I too get frustrated a lot of times) just don't give up and keep trying. After 100 times they will get sick of you and you will win.

Krumm commented :
Nothing better than Mr Anuwat's comments highlight the need for all foreign countries, Western, Japan, South Korea, Taiwan, China, etc. to bring in RECIPROCAL laws. I.e. laws which ban nationals of one country which ban nationals of another country from the same buying rights, to themselves be banned. I.e. Thais would be banned from buying in Western countries, Japan, South Korea, China, etc. - because our nationals are banned from buying in Thailand. Switzerland has laws virtually doing this. We should copy Switzerland. Mr Anuwat should be banned from buying in Western countries, Japan, South Korea, Taiwan, China, etc.[/quote:1gpigr5k] That would be great but would never happen countries like the US and UK which regard it as a fundamental freedom for anyone to own land and actually want foreigners to invest in their countries, wherever they come from. Would also love to see Thais not being allowed to own their businesses abroad and being charged 10 times the going rate to enter museums and national parks too. No doubt they would scream blue murder. Anyway it seems that The Bangkok Post did get Anuwat to eventually publish a clarification and he apparently meant to say that it is illegal for Thais married to foreigners to buy land, if the funds are not their own and the couple doesn't sign the Letter of Confirmation. So he was indeed just shooting his mouth off trying to sound tough and score brownies points for foreigner bashing. What a useless old windbag and time waster! Can't they find some one a bit brighter to head up the Land Dept. Oh....I forgot. It's a political appointment.

J_as commented : It is true that Bkk taxi drivers tend to avoid using meter... however everything comes at a price. If you see that you would only pay a bit of extra without using a meter then what the hell? And you can always find a taxi that WILL use a meter. Its not like there is a shortage of taxis in Bkk. Cheating on taxi customers is not a problem of Thailand, it is a problem of ALL developing countries from China and Malaysia to Bulgaria and Romania. Overall I think Bangkok has got one of the best and indeed best value taxi services in the world (although Singapore being not too far behind, considering the top-notch service quality). And if you take just a few tips into account (asking for meter, if not, then asking price in advance and making sure it's not over the top, simply getting onto another taxi, being polite... simple as 1,2,3) you'll have a great taxi experience. I have never had problems with rudeness or anything (something that is so common in many countries). And I can also share two of my recent experiences: 1: Perhaps my worst experience with Bkk taxi. I asked the taxi driver to get me to Poseidon massage place in Ratchadaphisek rd.. I specifically pointed the location on the map and he said ok. Every taxi driver knows it anyway. Then he took me to another place in a completely different location. I explained him that I didn't want to go there and if he could take me to where I asked. He refused (perhaps he had a deal with that massage place to bring all foreigners to them no matter what massage parlor they ask to go to). I paid him 50 baht (i.e. what the meter showed) and just left the car because I didn't want to get into a conflict and realized that I would end up being on the loosing side anyway. 2: I was traveling from Siam to a location in Din Daeng and the driver seemed young and very inexperienced. He wasn't sure where exactly to go and seemingly made a wrong turn at some intersection which meant he had to do a big circle before turning back. He asked some passers by and we finally got to our destination. The meter was showing 86 baht and I was prepared to give him 90. He, however, refused to take it and have me back 40 baht and explained that it was his fault that we had to drive so long. So even the taxi drivers are not all who only look at you as a walking ATM, no matter how strange that would be.

mythaihouse commented : I'm a w/m farang married to a Thai woman for the past 20 years, which has been full of up's and downs! We have been living in Thailand for the past 5 years, prior to that in N.A. I've been doing my best to assimilate into Thai society the best I can, but at times find it increasingly dificult. The Thais in Bangkok are more sophisticated and therefore easier to communicate with but they don't allow you to get to close. In comparison, I have a home in Chiang Mai, which my wife and I have owned for the past twenty years. The neighbours have all been living there for the same time and I've seen children growing up and going on to University. My immediate neighbour's really have nothing to do with me, know matter how hard I attempt to make friend's, they just keep to their own. The language could be one factor, but my thai is not that bad, that I can't communicate. I befriended a shopkeeper close to my home in Mae Rim, where he advised me that Thai's and farang's don't mix, and I wondered why? You only have to live here a short time, not come as a walking ATM tourist, to really see how welcome you are in this country, and the indifference shown by Thais. I've very rarely seen a genuine smile from a Thai directed towards me, even if I should smile at them first, they just don't see us, it's like were invisible. Any political party which calls themselves TRT (Thais love Thais), has to explain an awful lot, about the psyche and personality of the Thai people. Even Thaksin used the word Farang often as PM, which in my opinion is a condescending racial word. I've travelled to China, India, Bangladesh, Malaysia, Cambodia and Sinapore. All these countries convey warmth and genuine friendliness towards me and I'm sure other foreign travellers who visit there. What a refreshing experience it is! When I return to Thailand it's the same old attitude, the Thais with their non-smiles and indifference towards most foreigners. The people who are really the most friendly in Thailand, are the ones with the least amount and the neighbourhood of Thai Muslims, whom I got to know quite well, living near a Muslim community, they were so poor, but very friendly. The middle and upper middle class families really want nothing to do with us, because women who go with a foreign man are looked down upon by Thai society! The Thais' also think they're the best country in SE Asia, how wrong they are!!

Anonymous commented : Hi AD, Probably not as often as you, AD, there are other places in the world to see, you know. Besides I have stated several times before that I am in this forum to learn about Thailand and not to teach Thais or farangs living in LOS how to be or do. I sometimes do disagree with you but for me that is not a problem at all. You have your opinions and I have mine. I fail to see why we should mean exactly the same about everything. I can tell you a secret AD: Sometimes I even agree 100% with Adam`s opinions. This specific time is one of the rather few times I totally disagreed with you. “Thai lady 10th ..............I am sincerely sorry, and feel ashamed at the behavior of some farang men i have seen in Thailand. Please believe me when i say that we are not all like them.” AD; I can also feel disgusted when I see the behavior of some tourists in Thailand but I do not accept that farangs in general are blamed for the bad behavior of a few. Neither do I apologize for it. Thai authorities have constantly denied fair play for constructive farangs to settle in LOS just in order to import masses of white trash on 30-days tourist visas in order to milk them for money, so exactly what do you or ”Thai-lady” expect from farang party animals, AD? Usually they drink themselves senseless, Drunk, fat, frustrated, ugly, uneducated 20-65 YO Scandinavians, Aussies and Germans are screaming in the streets with a 20 YO Thai girl in each arm. Farangs speaking lousy English and those of them being most familiar with Thailand has even picked up some kind of gutter-pasa-thai instead of real pasa thai. What a shame! But why should you or I apologize for them? I to go to Wenzhou , Xiamen and Dalian in China in April, and if I have the time I will visit Bangkok in order to straighten a few things out concerning my account in Tanakarn Khrung Theep (Bangkok Bank) . Best regards, Hans

Anonymous commented : ngers to its land? look at china, ppl from different provinces needs to apply for resident permit before they are able to find work and a place to stay. ur from oz, of course, with a mere 16-17 million ppl and a country the size of a continent needs to breed like rabbits or open their door to any tom dick and harry in order to populate the country. but the downside is ur opening a floodgate of undesirables. check out the recent muslim vs non muslims stand off in ozzie. in sum, thailand has more than enough ppl on its own. giving away PR like in Ozzie will just worsen the situation and not to mention the army of undesirables living in the beach city near bangkok will do to the already badly bruised image of Thailand.

Anonymous commented : Hey Aussie Dave. I thought that you probably missed this article since business section can sometimes be very boring. This partnership will be good for the business community. In the long term, common Thais will not be able to afford to live and or visit these places. The one of possitive aspect is that this business will help bring/improve the building standards/codes in Thailand to first world standard. Since certain ethnic developers will not meet the world building standards/codes due to profit and their old building habits. Real Estate/Residential Sales Dutch Brokerage Taps Luxury Market, 25 February 2006 The Dutch property brokerage My Trusted House (MTH) is expanding into Asia, using Thailand as its base to explore business opportunities in the region. ''We started with Thailand because European people love to take holidays here. After their visits, some people want to buy a house to stay here,'' said Ronald Joosten, the executive partner of MTH Asia Pacific Co. My Trusted House is a leading property sales and marketing agent in Europe, with a focus on luxury vacation homes. It established MTH Asia Pacific with Thai partners to handle its first operation in Asia. The local partners have not been named. Mr Joosten said that Europeans felt comfortable about investing in property in Thailand, despite the lack of land ownership rights for foreigners. ''Thailand is very strong in terms of safety, the economy as well as political [stability] compared with other Asian countries,'' he said. Apart from tourists, the company intends to target as potential customers the large number of expatriates in top management positions with multinational companies in Thailand. It will also link up with accounting, financial and law firms to help ensure that foreigners earn benefits from their property investments in Thailand. The strong growth of the local resale market for real estate also appeals to investors, Mr Joosten added. The company's first venture in Asia is Royal Maritime in Sattahip, Chon Buri. It consists of 25 luxury villas with prices ranging between 30 million and 70 million baht each. The company will hold its first event, called Living Rich Asia, this weekend at the Raffles Park Nai Lert Hotel in Bangkok, in order to introduce itself and the new villa project to affluent Thai clients. It will also arrange its first tour of Thailand for 50 affluent European investors in March. In addition, MTH plans to join with a local cable TV operator to set up Travel TV, aiming to broadcast across Thailand by the end of this year. The travel TV channel will be its key marketing tool following the success in Europe of Liberty TV, its 24-hour leisure and lifestyle channel based in Luxembourg. The television programming focuses on selling vacation-related products including hotels, airline tickets and property. The channel is currently seen in Luxembourg, Germany France, the Netherlands and Belgium. MTH has other property projects in the pipeline in Chiang Mai, Phuket, Samui and Bangkok. After Thailand, the company will expand its business into other Asian countries, including China and Singapore.
