Thais have to go through all the legal and medical processes before obtaining US visa whether they are returning or not...technically majority of them will return to Thailand according to time limit or pass due for various reasons; this is not not isolated incidence to just Thai nationals. We can consider NONE social ramification of Thais on social welfare system in the USA. US INS and congress seemed to caterring to and more linient to illegal immigrants who crossed into USA without proper medical and background checks. Now, Bush is talking about granting legal status to illegal from Central and South America. Hey, those legal and over stayed Thais are doing unwanted service jobs and paying taxes, and they do not have all those government supported babies.

What is main purpose of their immigration laws or any other laws regarding none citizens? When you mentioned about they are making contributions to Thailand, you were simply making generalized statement based on your country. These people want to benefit themselves and proliferate at our costs. Thailand does not have efficient taxation system to collect tax to fund other social programs to benefit the underclass, which are mostly indigenous population. These foreigners and businesses are like robber-barons. Thai history is full of foreigners who took Thai government and Thais to the cleaner. The 1997 economic collapse was engineered by foreigner who held high position in Thai banking system, Saxana or Saksana. He and other foreign and local corruptors put us under IMF and the indigenous Thais suffered the most. I would recommend to any foreigners to study Thai history , social and economy before making ignorant comments and arguments. Because these people do sounded like those white South Africans, cry baby. Thailand has not go through serious jackboot crackdown to clean up corruption and impounding all the illegal gains. AMLO is still does not have the real teeth and acting like they are working for certain political interests and catching mostly the little fishes.

    • Anonymous commented : The government should set standards for new homes. Energy efficiency standards, tax breaks to encourage the use of renewable energy, etc. The benefits in terms of cost savings of solar homes far outweights the additional costs. The public needs to be aware of this.

Government tax breaks = poor people paying taxes so the rich can write off the costs of their home.

    • Asian Hand commented : Flat out - foreigners as individuals, from any country, cannot own land in Thailand. That's a fact. They can own condominiums up to a certain percentage in any given development. You can own a home under a lease arrangement, but then you don't actually own it. Secondly, in a foreigner x Thai marriage if the foreigner uses his money as the sole source of funds to buy a house and put it in the wifes (Thai) name - that is also illegal. Setting up a company to buy a house/land you fall into the same trap on a number of accounts. The company must be 51% Thai owned and the funds being used to buy the home must be 51% from the Thai source. You will hear about nominees being used but that is a violation under the Thai Business Law and the government is cracking down on this nominee structure. Furthermore, under a company name you will be required to file annual financial statements including a corporate income tax return (a cost and a headache). If the home is the only asset in the name of that company and its use is primary residence sooner or latter you will be "visited" by the revenue department who will inquire as to why your company is not earning revenue (another cost). Now the grey area here is if you keep a low profile in the eyes of the Thai judicial system, which can be elevated by alienating a Thai third party in some circumstances - quite likely you will not have any problems. Its up to you to assess the risks of discovery.

    • Anonymous commented : Ian Thank you for your advice or not so much but your determination that every relationship within mixed cultural contexts of thai and english are just a load of bollocks, I don't mean to me rude, but when I said nit was killing me reading the posts here I meant it. I am looking for actual advice not a diatribe on how these things could and will never be actually real. If I am wrong in future years to come then fair enough but as far as I am concerned in thai culture the boy is requyired to be able to and to look after the girl, thats at least where part of your responsibility comes in marrying into this culture. That as well is where I believe that some of laws may change because I am a girl and seen by law and culture to be the one required to be taken care of, which is an option to me, but as I see it currently if I sort my life out with permament work I am the breadwionner in so much as I can demand a higher income. Specifcally I am looking at just this, being the farang but also the female marrying into thai culture, and then the offset of this to employment visa laws and opening a family business, as pressumably I could once married I have taken my husbands name and therefore considered as being looked after by him and maybe don't need to pay visas and permits and farang based level of tax to government. in terms of houses and such, I'm allowed to part own property and land, and my child could fully owen property I believe. I know things are not the same for farang boys. Please, I am not here for people to tell me my marriage and the love of my boyfriend for me is a sham, I don't receive that from people who know us well so do not require it from people who are unaware of my situation and basing it on their own experience. I even love his family!?!? Maybe I am so wrong but that is my decision to make, anyone who would or could provide useful info, even if it is to say make sure you get a prenup thats all useful.....I'm just not looking for personaL OPINIONS. The Lands and Forestry departments are investigating alleged forest-land incursions by the country's top land developer and a local businessman. A member of the Land Department's inquiry panel said although an initial inquiry had shown that the land plots were unlawfully obtained, authorities might neither confiscate the land, nor revoke the land ownership documents in the near future. ''We have to be sure that our decision to take legal action against the land owners will not backfire. We must not lose the case if the land owners counter-sue,'' said Prateep Charoenporn, deputy Land Department chief. Mr Prateep said another internal committee would be set up to review the result of the investigation before the case is sent to court. The process might take at least a month. This internal committee, however, is likely to come up with similar findings to the Forestry Department's inquiry team. The land in question includes a 96-rai land plot on Khao Duang Nok and a 451-rai plot on Khao Dang in the northeastern part of the resort island. The inquiry into the alleged illegal land acquisition started last month after an owner of The Peak project advertised the land for sale at prices up to eight million baht per rai covering more than 500 rai of land on Khao Dang mountain. Caretaker Natural Resources and Environment Minister Yongyuth Tiyapairat last week said the ownership of 96-rai plot on Khao Duang Nok was unlawful and he would revoke the land ownership document. Mr Yongyuth, also chairman of the national land committee, said the case had brought to light a conspiracy between state officials and land development investors involving the illegal issuance of land right documents on Samui island. According to a source in the Samui land scam inquiry panel, officials earlier believed that the 96-rai plot was part of The Peak project, located on nearby Khao Dang, because the land's owner had claimed he worked for the operator of The Peak project. However, they later learned the 96-rai plot might not be part of The Peak after all. The land under investigation comprises five land plots. Four plots had land title deeds, while the other plot is secured under a sor kor 1 land occupation paper, which was in the process of being upgraded into a title deed, said the source. But an examination of aerial photographs found the sor kor 1 paper belongs to other land plots outside the 96-rai area, the source said. The combined size of the sor kor 1 lands was also smaller than the actual land area. Land ownership of the 96-rai land plot should be revoked, and the land seized by the state, he said. Regarding the investigation of the 451-rai plot under The Peak project, officials found that over 100 rai was open to question. Customers, all foreigners, were now reluctant to lease The Peak's land plots, a staff member from The Peak project said. The controversy over land development projects resulted from the government's unclear policy on public land management, and inconsistencies in the process of issuing land right documents, he said. Samui natives tended to make false claims about the amount of land under their occupation to avoid paying large amounts of land taxes. ''We have already become the culprit even though the investigation is not yet complete,'' he said

The government waits until the properties are changing ownerships, then they would back tax the properties in questions. Yes, people should not forget about the tax transfer fee.
