American's are never sure what to say to someone who is Asian. It is because for the most part we have few things in common. The next issue, we know pretty much nothing about Asia. My company and I send students from China to the US. I inform them of how to over come this problem that so many Asians face. I encourage them to join clubs. There are many in every city in the US. Then you will be with people who have a common interest. The next thing is to be friends with the people you go to school with. You can start a conversation by sitting down in class, look over to the person next to you and say.......Did you get your homework completed? Did you think it was easy or hard or long or borning. Then they will start asking you "Where are you from?" Don't assume American's will know. Most American's want to talk to you but don't know what to say. If you start the conversation then they will jump in. If you only smile then American assume your smile means you are shy and your English is not good. No worries. Be yourself and take risks.     • Hejsan commented : Truly, Thailand has many laws/regulations that discourage foreign investment. I myself recently left Thailand after a 4-year stay and never bought property in Thailand during that time due to regulatory uncertainties. Since a foreign man married to a Thai woman has already relinquished his many of his rights in case of death/accident, it seems strange that the Thai government should thus deprive the Thai spouse of 'her' property. I suspect there is resentment of Thai women who marry relatively rich foreigners and benefit from it financially. Unfortunately, Thailand is set up in a way that makes it very hard for anyone to advance by 'normal hard work'. Either you are born rich or you have to become (if you are a man) a corrupt official or criminal. For women, the choice is even narrower. This law seems directed at keeping the lower classes in their place as much as keeping foreigners from owning Thai soil. Furthermore, regarding Thai history as discussed earlier... Many Thai citizens are not ethnic Thais. They are descendants the Mon, Khmer, Lao and even Karen peoples who lived on this land since before the Thais ever showed their faces here about 1000 years ago. Today's Thais seem to think that they are ethnic Thais and have been here for for much longer than they have (as evidenced by the Wat Phra Vihean dispute). To say that Malay or Khmer land was taken from Thailand is incredibly inaccurate. The ethnically Malay southern provinces have never (until now) been culturally Thai. They used to be semi-independent sultanates between British Malaysia and Siam. Those two larger countries divied up the smaller sultanates. As for the rprovinces that still speak Khmer (Surin, Buriram, and Sisakaet), they used to belong to Cambodia and their populations are largely ethnically Khmer not because of immigration but because of Thai expansion. Cambodia (or Angkor) incorporated much of modern day Thailand. The Thais came down from China 800-1000 years ago and declared their first state, Sukhothai, independent from Angkor 800 years ago. Since then, peaceful happy Thailand has expanded whilst its 'evil, warmongering neighbours' have lost land to the new kingdom. The talk of ethnically Chinese Thai citizens being in cahoots and determined to keep their wealth is interesting. We all know that Thailand is incredibly racially aware, and such groupings may actually exist. Certainly this issue was also in focus during the PAD demonstrations and blockade of Suvarnabhumi as well. I shall follow this forum with renewed interest after reading the many thought provoking posts here. As for the property issue, it has kept me from establishing a permanent residence in thailand, but I do find the Thai people charming in spite of the tendencies to discriminate against foreigners, rich and poor, western and eastern alike. We all know how Burmese and Cambodians are treated in Thailand. By comparison, we are rather lucky...

Apart from tourists, the company intends to target as potential customers the large number of expatriates in top management positions with multinational companies in Thailand. Do you know that government owned all the land in PRC? Why are there so many US companies doing business in PRC? It is not about names on the tittles. It is about making money and take advantage of the opportunities of making ugly amount of money in PRC. Nobody is nagging in PRC about not owning land for sure since their leaders would not mind to throw waves of human bodies at the problems. The past Siamese government was too weak and lack of will to make such deals like China about their territories like HK and Macau. Otherwise, Thailand would retain our territorial integrity and benefited from the natural resources and be independent from foreign influences and energy sources. Now, decedents of foreigners with Muslims and Chineses controlling these old territories for their distant masters. I would not be surprise if the next attacks on US soil and Europe by Al-Qaeda are being formulated in Asian countries like Malaysia and Pakistan. My advise for you is to enjoy the gullible Thai girls and women, enjoy the foods and the beaches, and stay away from local politics. And maybe, you could investing in condo and small business for your retirement. People, who are getting into politics, do want to make changes and help develop Thailand - socially and economically. Mike. If you are as wealthy as you stated and knowledgeable about realestate business, you could form partnership and making changes in building codes and city planning.     • Anonymous commented : No-one made the land or natural resources. Land is the heritage of the people as a whole. Land values are not created by the owner, but by the demand for it, which is determined by its natural attributes or its location in relation to amenities and services provided by others. If foreigners are allowed to buy land, it will drive land prices and land rents upwards. This will reduce the standard of living for the indigenous population, causing abject poverty for many on low or no income. I have visited Thailand many times. The fact the poor can gather wild plants to eat on land not owned by anyone and fish for food means that nobody starves. But, as private landownership increases, this is option is rapidly diminishing. Of course people should have stewardship of the land; otherwise, they will not farm or develop it. But they should compensate the community for withholding it from use by others. People are entitled to value added by their productive efforts, but not from the value of the land itself, which is unearned. This can be achieved by a) the local or central government leasing out the land, as happened in Hong Kong. There the British Government leased land from China for 150 years and raised revenue by selling shorter term leases, or b) taxing the land values on an annual basis. The latter will ensure that the increase in value of land goes to the community as a whole and not the individual land owner. In this way, public investment in infrastructure, amenities, health and education services etc, can be financed without raising other taxes. The tax liability will also ensure that land prices remain low, thereby avoiding the government having to raise interest rates (as in the UK at present) to cool down the property boom. Interest rates have the same affect on property prices as a land value tax (lower them and property prices rise, raise them and property price fall – other things being equal) but high interest rates have detrimental effects on businesses and impoverishes those who are in debt. Thailand has a wonderful chance of avoiding the problems of a high land price economy – gross inequality, high business start up costs, inflationary pressures, and harmful corrective policies. People in the UK have become wage slaves for most of their lives to finance huge mortgages or high rents for a roof over their heads.
